PDF or images (PNG/JPG). For best results upload the key sheets: cover/zoning, floor plans, and schedules (window, door, MEP equipment).
Large files are fine — each plan is automatically compressed in your browser as soon as you add it (you'll see "12 MB → 0.8 MB ✓"), so it stays under the upload limit. For best accuracy, include the schedule sheets (window, door, MEP). Compression needs an internet connection.

Accuracy ±20–30%, pre-bid. Items from plan schedules (windows, doors, HVAC equipment, elevators) are counted; area/length materials (GWB, partitions, paint, insulation) are derived using standard takeoff factors. Excludes soft costs (design fees, DOB filing/inspection fees, financing, insurance, FF&E). Verify against dimensioned drawings before bid.

Loaded rate
Basis
These are fully-loaded hourly rates (wage + burden). Editing a rate re-prices that trade's labor everywhere it appears and updates the material/labor split. Rates are saved with "Save estimate".
Man-hours = estimate-grade productivity factors × takeoff quantities. Crew sizes and phase durations are planning-level: trades within a phase run concurrently, so each phase duration is the longest trade in that phase, and the project duration is the sum across phases. The labor dollars shown are the loaded crew cost already contained within the installed unit prices above — they are not added on top of the hard-cost total. Adjust the labor-rate multiplier for tighter local wage data.
